As Toronto condo tower rises from the ground, developers seek approval to tack on an extra two storeys

Developers have applied to tack on an extra two storeys to a Toronto condo project, well after construction started almost two years ago.

A new planning application by Diamond Schmitt Architects and Turner Fleischer Architects seeks a change in the structure’s height in exchange for some concessions to the city, DataBid.com says in its weekly eletter, quoting Urban Toronto as the source.

Originally the Whitehaus Condos at 2360 Yonge Street was to be 29 storeys and 100 metres tall. The recent application adds two levels to the tower, making it 31 storeys and 107.2 metres.  This changes the gross floor area from 33,170 sq. m. To 34,498 sq. m. And increases the number of units to 404 from 378.

The development application also calls for changing one floor of the underground garage from residential parking to commercial. This paid parking level will be for 71 of the 196 spaces in the parking garage which consists of three floors. However, 17 of the commercial spaces are being reserved for residential visitors.

In exchange for these changes, the developers are providing $440,000 for local streetscape and parkland improvements. Additionally, they will be installing a pair of “real-time transit service display boards” in the condo lobby and retail entrance.

According to Urban Toronto, the last construction update in May showed the forming of the podium’s second level was underway. Since then, forming has gone up to the 6th floor of the 10 storey podium.

Developer Lifetime Developments with Knightstone Capital Management expects to complete the project later this year.
