Burks Falls Municipal Building Interior & Exterior Renovations

Detail Of Services: The Village of Burk’s Falls Municipal Building located at 172 Ontario Street contains the municipal office, Council Chambers and the Burks’ Falls Town Theatre. The Village is currently reviewing the condition and use of the building, seeking quotations to repair, modify and repurpose sections of the building.

Municipal Exterior Work:

  • Strap the north wall and a portion of the south facing exterior wall.
  • Install a 1” Styrofoam insulation
  • Remove and reinstall existing downspouts, replacing broken brackets\
  • Remove and reinstall existing communication cables, replacing broken clips.
  • Supply and recommend siding options suitable for a commercial two-story building.
  • Install commercial grade vinyl siding in a colour choice of the Village.

Contractor note: The Village intends to install a 16 x 16 mural on the north facing wall to the west of the theatre entrance. Contractors are to leave this 16×16 area strapped, insulated and plywood installed (no siding is required).

Municipal Interior Work:

  • Remove, dispose of and replace one existing exterior entrance door with an insulated door of similar appearance. Reuse existing hardware where appropriate.
  • Create new entrance into existing washroom with access through common hallway
  • Remove and dispose of existing double closet doors, replacing with a finished wall to complement existing wall
  • Remove existing bathroom door and replace with finished wall to complement existing wall
  • Remove and relocate existing bathroom vanity and sink including plumbing
  • Install new lighting fixture in the new bathroom hallway.
  • All surfaces to be painted in a colour to match existing area.

Town Theatre Work:

Rear Emergency Exist
• Supply and install new door weatherproof seals on both double rear entrances

Concession Stand
• Remove and reinstall 4-foot section of existing confection counter to allow for accessibility access at the rear of the counter.

  • Front Entrance
  • Remove and dispose of existing double entrance doors, 2 sets
  • Supply and install new double doors similar in kind, including hardware, framing, threshold and sweepers
  • Install electrical supply required for the installation of a single automatic door opener
  • Install an electric door opener on the west set of double doors for interior and exterior use.
  • Electric door openers to be placed in a manner not to interfere with manual use.

University of Ottawa Power Plant & Campus Tunnels Comprehensive Systems Investigation

    (iv) Snow removal at turnarounds area located down from intersection of Dickey Lake Road and Skene Road and the area of the public information board on Dickey Lake Road whenever snow accumulations 4 inches or more,
    (v) Wash Municipal truck minimum twice a month or as needed,
    (vi) Delivery of municipal truck to municipal garage only when required for maintenance,
    (vii) Emergency culvert cleaning to prevent flooding, including the necessary equipment to preform task,
    (viii) Emergency removal of down trees to make roads passable, including the necessary equipment to preform task,
    (ix)Cutting of roadside vegetation with Contractor’s tractor and mower in the month of June and again in August,
    (x) Grading/Road Dragging of Municipal Roads as needed, or as requested by the Manager of Transportation,
    (xi) Put up and remove “Load Restriction” signs and “Flooded Area” signs at appropriate times or as requested by the Manager of Transportation.
  3. c) The Contractor agrees to have all purchases approved by the Manager of Transportation, or the CAO, before making any purchase of any kind
