Catalpa Co-Operative Queen Elizabeth Driveway Front Porch & Foundation Repairs

Detail Of Services: Front Porch and Foundation Repairs located at 104-108 Queen Elizabeth Driveway, Ottawa, Ontario.  Base Bid: 1 Remove the two existing porches in their entirety from the bottom of the second floor projected rooms to the bottom of the porch foundations. At each porch, this includes the removal of wood columns, wood railings, concrete slab, concrete stairs, and foundation consisting of a combination of hollow concrete block and cut limestone masonry. Wood columns and railings to be saved and stored for reinstatement. Prior to the removals, shore the second floor projected rooms to remain in place for the duration of the work. Submit shoring shop drawings sealed by a Professional Engineer licensed in Ontario.  2 Excavate down to the building foundation footing at each porch where shown in the drawings. Assume excavation to approximately 5’ below grade level required. Arrange all excavation work to be performed under direct supervision of a geotechnical Professional Engineer licensed in Ontario. Care must be taken to not over excavate below the building foundation footing level. Install engineered shoring to support the excavation and foundation walls as required. Submit shoring shop drawings sealed by a Professional Engineer licensed in Ontario.  3 Repoint the historic stone masonry foundation wall as required.  4 Install new sheet waterproofing system from grade level to the building foundation footing. New waterproofing to overlap existing liquid applied waterproofing on either side of each porch by a minimum 6”.  5 Replace existing weeping tile within the porch areas (if present) with new perforated weeping tile and tie into the weeping tile present on either side of each porch.  6 Rebuild the porches to match the existing look. Install new cast-in-place concrete foundation with strip footings, backfill within the foundations with granular fill, and install new cast-in-place concrete slab and stairs. Install new foundation wall parging and brick veneer masonry work above grade to match existing. Reinstate the wood columns and railings.  Repaint to match existing as required. Install new sealants to ensure all joints are watertight.  7 Backfill around new porches. Reinstate asphaltic concrete walkway where removed. Ensure grade is sufficiently sloped away from the building minimum 2%.  8 Replace deteriorated exterior wall painted wood features and repair stucco finish at the second floor projected rooms to match existing.  Repaint to match existing. Grey exterior paint is lead containing, and proper abatement procedures will need to be established and followed with a certified environmental consultant.  Optional Items:  1 Resurface the modified bitumen roof membrane system over the two projected rooms above the porches.  2 Remove and replace the existing double hung vinyl windows within the second floor projected rooms. Includes associated flashings, low expanding spray foam insulation, and exterior and interior sealants. Ensure air and vapour barriers are properly tied in and continuous.  3 Repair interior plaster cracking within the second floor projected rooms and repaint to match existing with primer and two coats of paint. The plaster should be considered asbestos containing, and proper abatement procedures will need to be established and followed with a certified environmental consultant.  4 Remove and replace interior hardwood flooring within the second floor projected rooms to match existing.
