Developers propose independent student residence on Toronto’s Sherbourne Street

The City of Toronto has received an application seeking Official Plan and Zoning By-Law amendments to permit a new mid-rise building for students at 294 Sherbourne St.

The long-vacant, 1,274 sq. m. site would be redeveloped with a 10 storey structure designed by superkul for developer MPI Group.

According to Urban Toronto, the project includes a seven storey tower atop a three-storey podium.

The building will be 37.45 m. High with a gross floor area of 5,250.6 sq. m. for the 153 units (128 studios and 25 two-bedrooms).

The exterior design includes a mix of materials. The podium has window bays, arched opens, a “modern styled mansard roof to reflect the architectural style of surrounding buildings,” bricks in multiple tones, and indoor and outdoor amenity spaces designed for students.

Below grade, there’s space for a games room, additional storage space and two bicycle rooms

The project is not affiliated with any particular educational institution but is located in an area that is conducive to those studying at Ryerson University, the University of Toronto’s St. George Campus, George Brown College’s St. James Campus and OCAD University.
