From vacant land to 512-student residence in 45 days; St. Clair College project is the city’s largest in 2020

St. Clair College’s second residence building will be delivered to the main Windsor campus on trucks this spring and it is expected to be erected in just 45 days.

The College has signed a 49-year land lease with Global Education Mihome Corporation (GEM) allowing the building and development process.

The building units will created at Z-Modular’s Kitchener plant and construction is expected to be completed in time for a September 2020 opening. Modular units will be shipped to the site in 320 trucks in May, then stacked and connected.

Z-Modular calls the facility “the most innovative student residences in North America.” It will “combines great living spaces with great amenities to provide students with the environment they need to succeed.” Features include:

  • Accommodation for 512 students
  • Lounge space on each floor
  • Large, sunlit dining lounge

According to a city report, the five-storey residence tops the monthly construction in Windsor for January. A permit for the $2 million foundation was issued in December and work is already underway. The permit issued in January was for $18 million in above-ground work scheduled to begin in May. Total value of the project is $23 million.

All construction projects totaled $37.8 million in January – more than tripling last year’s $11 million.

The residence building as approved last year and is needed to accommodate soaring numbers of international students.

“This is a very unique building because it’s a modular-delivered building,” college Vice-President Ron Seguin told the Windsor Star.

“Believe it or not, it’s going to be erected in 45 days,” said Seguin. “From the outside it will look complete, but there will still be a lot of work inside.”

Z-Modular is a division of Zekelman Industries, the largest independent steel pipe and tube manufacturer in North America.
