Detail Of Services: Queen’s University intends to prequalify up to five General Contractors to respond to a Request for Supplier Qualifications for the renovation of the existing St. Mary’s of the Lake building to repurpose it for Queen’s administrative and operational functions. The former St. Mary’s of the Lake is currently comprised of four components which were built over the course of the last century. The first component on site, the Sister’s Residence built in 1910, served as an orphanage and novitiate for the Sisters of Providence of St. Vincent De Paul. In 1928, the East Wing with an area of about 3000 m2 was added. The South Wing was added in 1956 encompassing an additional 3670 m2 of space comprised mostly of patient rooms. The last addition, the Gibson Wing, was built in 1974. In 2018, the property was purchased by Queen’s University, after the long-term care facility moved to a new site. The current project consists of the renovation of the existing 4-storey building at the South, East and Sister’s wings of the building. The fourth section of the building, the Gibson Wing, is not part of this project. This portion, though connected with the three wings under construction, is clearly delineated from the area under construction. The gross floor area of the renovation is estimated at 8,579 square meters. A brief outline of the scope work for this project is provided below. This outline is meant to provide introductory information to make the Respondents familiar with the project, however it is not exhaustive. • Take over the site from Demolition and Abatement Contractor. Make good all surfaces as required to install new finishes as per drawings and complete remaining selective demolition of walls to facilitate new entrance and loading dock areas. • Provide new partition walls, finishes and fixtures as per drawings and specifications. • Provide new plumbing, HVAC systems • Provide new communications/data and fire safety (detection and sprinkler) systems in the building. • Install a new geo-exchange field for the HVAC system, in accordance with the construction contract documentation. • Rework the electrical distribution system and provide new electrical systems in accordance with construction contract documentation. • civil services and landscaping works to support vehicular and pedestrian access and parking.
