At least 500 new houses are coming to Barrie, but the development could actually grow to over 800 homes on Mapleview Drive East.
Jones Consulting Group submitted an application for a zoning by-law amendment and plan of subdivision on behalf of Honeyfield Bemp 2 Ltd. and Bemp 2 Holdings, recently, for property at 515 Mapleview Dr. E., located on the south side of the road between Dean Avenue and Madelaine Drive.
The purpose of the red-line revision to the draft subdivision plan is to enlarge a mixed-use block on the west side of the property and for minor adjustments to residential lots and streets.
The overall residential unit count would increase slightly, from 516 to 518 units, but there is a chance the development will grow to 847 homes, depending on the future built form on the proposed mixed-use blocks, according to the developers.
Since the draft plan was approved in 2017, the developer wants to adjust lot/block frontages and the layout to create a more compact built form, enlarge the neighbourhood mixed-use block west of Madelaine Drive, according to city staff, and make other changes in response to comments provided by the city’s engineering and traffic departments through the detailed design process for the subdivision.
The previous zoning-bylaw amendment and draft plan of subdivision were approved in 2017. The redlined subdivision was conditionally approved in August 2019 subject to the mixed-use rezoning.
A staff report is expected before the end of the year.
