Large Guelph development approved by LPAT

A 14-acre site in Guelph can be developed into a corporate business park, the Local Planning Appeal Tribunal (LPAT) ruled last week.

The decision was released after a joint settlement for 132 Clair Rd W. was presented to the board by the developer and city. Now 132 Clair Rd W. will be turned into commercial and residential units.

“We’re eager to finally see it come to conclusion,” Scott Snider, lawyer for proponent Herbert Neumann said at the hearing.

The planned development includes stacked townhouses and apartment buildings, a corporate business park and 0.1-acre green space. Land has been set stormwater management and future development.

A series of conditions must be met before construction can get underway, including a tree inventory and preservation plan.

In its ruling, LPAT approved the plan of subdivision and zoning bylaw amendments. The project complies with the city’s official plan. 

According to the planning consultant for the developer, the development is appropriate, in the public interest and represents good planning.

Initially proposed to Guelph council in 2015 without residential units, the plan was revised in 2018 to include stacked townhouses and apartment buildings.
