Longwood’s new 61-unit apartment project reflects intensification within Ottawa’s Vanier neighbourhood

Longwood Developments plans to build a 61-unit apartment building in Vanier on Gardner Street near Vanier Parkway and McArthur Avenue.

City Planning Department documents show the the proposed nine-storey structure will include a mix of one and two-bedroom suites (with underground and surface parking). It is near other planned projects in the neighbourhood.

The property associated with addresses at 353 and 357 Gardner, is currently occupied by two single-detached homes that will be demolished to make way for the project. The proposed structure at 29 metres exceeds the current 25-metre limit, along with setback limits and lot area and width requirements mean that the site needs zoning amendments before construction can start.

Other rental housing projects planned for the area include a 43-unit, six storey apartment and commercial building at 337 Montgomery St., and three towers with almost 600 apartments at 314 Gardner St. And 112 Montreal Rd., according to planning department filings.
