Ajax launches housing grant program for new additional dwelling units

The Town of Ajax is offering financial incentives to homeowners, landlords and developers who build additional dwelling units (ADUs) under a new municipal grant program aimed at increasing the local housing supply.

The Build More, Get More Grant Program provides fixed cash grants to applicants who construct basement apartments, garden suites, garage units or other secondary suites. The grant amount increases with the number of units built, up to a maximum of $12,000 per property.

Applicants are eligible for:

  • $2,000 for one unit
  • $3,000 per unit for two units (maximum $6,000)
  • $4,000 per unit for three units (maximum $12,000)

Grants are issued once a building permit is approved, construction is completed and the permit is formally closed.

The program supports a recent zoning bylaw amendment that allows up to four residential units on a single lot in Ajax. It is funded in part through the federal Housing Accelerator Fund, which will provide the town with $22 million over four years to encourage residential development.

“Addressing the housing crisis has been a priority for Council over the last two terms,” said Ajax Mayor Shaun Collier in a statement. “Not only will this program provide more housing options, but it will build a long-term pipeline to deliver housing now and into the future.”

The program aligns with the Town’s Municipal Housing Target Pledge, which supports the provincial goal of building 1.5 million homes by 2031. Ajax has committed to adding 17,000 units over the decade.
