A concept plan for a new residential subdivision in Stittsville South in western Ottawa that could add approximately 1,700 new homes received approval from the city’s Planning and Housing Committee last Wednesday (Sept. 17).
The proposed development on a 65-hectare property northwest of Flewellyn and Shea roads includes plans for low-rise housing, consisting of detached homes and townhouses. The plan also features two new parks, stormwater management ponds, environmental protection areas, and a network of streets and pathways.
The approval is a key step for the development, which is located on land brought into the urban boundary during the 2022 Official Plan update. The developer can now proceed with applications for a Plan of Subdivision and a Zoning By-law amendment. As part of the approved Official Plan amendment, a policy will require some commercial space to be developed in the neighbourhood to help create a complete community.
This project supports Ottawa’s strategic priority of increasing the housing supply. The city is tracking its goal of enabling builders to construct 151,000 homes by 2031. If the land-use permissions are approved by council, this development will add 1,692 new dwellings toward that goal.
The committee’s recommendations will now go to the full City Council for final consideration on Wednesday (Sept. 24).
