Lambton College announces partnership to build new student residence

After a four-year process, Lambton College is ready to break ground on the largest capital project in its 58-year history – with the construction of a purpose-built student residence in Sarnia.

Tilbury and Fengate will finance the project and oversee construction, with Teeple Architects completing the design and Ball Construction undertaking the build. It is expected that Ball Construction will begin site preparations at the end of June.

The residence, which is expected to open in September 2027, is being developed through a public-private partnership (P3) with Tilbury Properties Corporation (Tilbury) and Fengate Asset Management (Fengate), to will design, construct, finance, operate, and maintain the residence.

“This residence is more than a building; it’s a commitment to Sarnia-Lambton and the students who will shape its future as workers and community members,” the college president and CEO Rob Kardas said in a statement. “Having this purpose-built student housing will support us in attracting new students to our community, and it will also help us show them the fulfilling lives they can have if they stay.”

The five-story building will be constructed on the north side of the campus, east of the EarlyON Centre. Plans include a mix of hybrid and apartment-style suites with kitchens, as well as communal lounges, outdoor patio areas, and quiet study spaces.

Lambton began exploring options for the new residence in 2021 after clearing its long-term debt. The process included market demand and financial feasibility studies supported by Ernst & Young LLP.

This process ultimately resulted in the college’s partnership with Tilbury and Fengate.

“Tilbury’s roots are in southwestern Ontario, providing our team with a unique understanding and appreciation for Lambton College’s place in its community,” said Michael Kaye, Partner, Tilbury Properties Corporation. “It is with tremendous excitement that we announce this partnership with Lambton College – a partnership that will transform the College’s on-campus housing and ultimately support the experience, academic success, and overall well-being of Lambton College students for decades to come.”

The residence will include a mix of hybrid and apartment-style suites, including kitchen facilities. Communal spaces, lounges, and outdoor patio space will ensure students have the built-in social opportunities that build networks and inspire lifelong friendships. Quiet study spaces will support students in their career-focused education.

“Fengate looks forward to bringing its deep institutional project experience to this new campus residence to provide modern, sustainable accommodation opportunities to Lambton College students in 2027,” said Mac Bell, managing director, Infrastructure Investments at Fengate.
